Rejuvenate in our historic 1835 whimsical Farm House (three bedrooms; two and a half bathrooms), surrounded by landscaped lawns and private firepits. No torn down walls and open concept here! All historic elements have been respected and preserved while making as many modern updates as the house allows. The home is built into a hillside, with old-growth trees surrounding it. When leaves are up, you’ll feel like you’re in the most luxurious tree house ever! And when they’re not, you’ll have a view of The Kill (what rivers go by up here) shimmering in the sun.

You can rest easy knowing your stay is covered with $1,500 in “All-Risk” Damage Protection. Although rare, accidental damage from guests does happen. Traditionally, this was managed via a security deposit or vacation rental damage insurance purchased by the guest. Both are cumbersome and often have big limitations in protection.
With “all-risk” protection, all accidental damage from a guest is covered unless specifically excluded such as, but not limited to, normal wear and tear, infestation, or prior damage.

- Routinely scheduled maintenance by Home Sweet Hudson team members or lawn care/snow plowing may happen during your stay. This also includes garbage pick up, linen pickup, hot tub service, and pool cleanings.
- Parking shall be allowed solely in the designated parking spaces
- Smoking is not permitted anywhere on the premises.
- Weapons are strictly prohibited
- Please adhere to safety instructions for fireplaces, firepits, etc.
- Due to the risk of fire, please do not charge your electric car on the property.
- We do not allow parties or extra guests outside the maximum occupancy allowed on the reservation. We also ask you to follow the good neighbor guidelines and abide by quiet hours after 9 pm.
- Please do not trespass on property boundaries
- Ticks, bugs, and wildlife are a regular part of Upstate, NY. Tick prevention sprays for yards are very toxic to animals and pets, so we do not use them. Please be mindful of checking yourself when spending time outside.
- Tents, yurts, and other camping equipment are prohibited
Other things to note
*If you would like to bring a dog, you *must* add it to the reservation under the # of guests section upon booking. One dog is allowed per reservation unless otherwise approved by the host (please send us a message). Sorry, we do not allow cats.
PET POLICIES:
-The dog must be healthy and up to date (required every 3 years) on rabies and DHPP (vaccines for Distemper, Adenovirus (Hepatitis), Parainfluenza, and Parvovirus).
-The dog must be flea and tick-free and current on prevention treatment.
-Guests will always keep the dog on a leash outside and cannot leave Bruyn Estate at Red Mills Farm
-Guests will not leave the dog unattended in the cabin. If left alone, the dog MUST be crate trained.
-Guests are responsible for cleaning up any and all dog refuse, as well as cleaning dog before he/she comes indoors. Guests must bring their own towels to wipe dirty feet.
-The dog is NOT allowed on the guest beds at any time. Evidence of any pet soiling/damage on the bed or bedding will incur extra cleaning or replacement fees.
-As responsible pet owners, Guests agree to accept full and complete responsibility for any personal injury or property damage caused by the dog or suffered by any person during Guests’ stay at Bruyn Estate at Red Mills Farm.
-Guests understand that Bruyn Estate at Red Mills Farm will charge accordingly for the repair of any damages, additional cleaning requirements, or flea treatment caused by the dog’s presence or behavior.
