Positive: The owners are really nice and helpful (they helped us organize a couple of excursions and also get our train tickets to Malang); we could also extend our stay for one night without a problem! Homemade breakfast is incredibly good. Location is top, close to main attractions in Jogja (walking distance) but still in a quiet alley.
Negative: We were not lucky with our room: it was quite small and humid, and the bathroom (part of the room) had no sink.
