WHAT YOU'LL LOVE:
Our home is fully furnished (and fully stocked) and perfect for small or large groups. We live here (when you're not) so everything you could want and then some is here!
Relax in front of the 120" movie theater room or cozy up next to the fireplace! Outdoors, we have seating for 8 people around a gas fire pit that's surrounded by aspens and pines. There's a smoker pellet grill on the deck, or cook in the fully stocked gourmet kitchen. Mix a cocktail and head up to the rooftop for a 360 degree view of the city and mountains!
DETAILED FEATURES:
➤ 3,200 sq ft home with 4 bedrooms / beds - Rooms include 1 king , 2 queens, 1 daybed
➤ Sleeps: 8 comfortably - 1 king Tuft & Needle bed, 2 queen beds (memory foam), 1 daybed, 2 super comfy large leather couches, and 1 inflatable mattress (if you really need it).
➤ Bathrooms: Three full baths, one half bath. Master has soaker tub + rainshower!
➤ Kitchen: We have everything you need for cooking and then some. Granite, stainless fridge with ice maker, fully stocked with stainless pots & pans, cast iron pans, knives, Anova sous vide, toaster, Vitamix, immersion blender, Cuisinart Air Fryer/Toaster oven, Instant Pot, condiments, teas, spices, etc. Our coffee set up is top notch with a Breville Barista Espresso machine with attached bean grinder, or French Press with burr grinder

➤ Technology: Alexa enabled Smart home with >60 "smart" devices including Fire Cube, Chromecast, Logitech remote, sound bars, surround sound, etc. With just your voice you can: play music, watch Netflix, turn on and off all of the lights in the house, motion / door activated lighting, etc.

➤ Laundry: High Efficiency washer/dryer on second floor, detergent pods provided along with iron, ironing board, etc.
➤ Parking: Lots of free street parking directly in front of the house. Pay attention to the signs April-Nov to avoid a ticket during street sweeping (3rd Thursdays and Fridays)
➤ Pets: Ask, small dogs may be allowed with fee
➤ No Smoking indoors (smoking outdoors including 420 okay, please don't leave butts on ground)

➤ Denver requires all Airbnb properties to be primary residences, and mine is no exception. While there's plenty of room in the fridge, there are condiments, hot sauce, likely "house" beer, etc. The closets have our shoes, hats, etc. It's a welcoming space, but it's not an empty vacation home!
1. Smoking (or vaping) is NOT allowed in the house. Smoking is allowed outside only; PLEASE no butts on the ground. A $3,000 cleaning fee will apply if smoking is reported inside by my housekeeper. 420 outside is totally fine.
2. People other than those in the Guest party may not stay overnight in the property without prior notice. Any other person in the property is the sole responsibility of Guest. The Homeowner has not represented this unit as an event facility, therefore, there is a limit to the number of people (including booked guests) at any one time of ten (10). At no time may any of these visitors remain overnight or assume any guest privileges whatsoever.
3. The Homeowner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4. Homeowner allows children with the following stipulations:
- Guests are responsible for any and all necessary 'baby proofing'.
- Children must be supervised by an adult at all times.
5. Dogs are allowed with previous permission only (ask and we can discuss it).
6. There is no daily housekeeping service. While the house has been thoroughly cleaned prior to your arrival and linens and bath towels are included, daily maid service is not included in the rate.
7. Denver requires all Airbnbs to be primary residences. That means each property is someone's "home" including ours. Our "stuff" is here; condiments in fridge, toiletries in drawers, clothes in closets, etc. The house will be fully clean prior to your arrival, but by booking you agree and understand this is not a sterile "vacation home."
8. A 25lb dog lives here occasionally (approximately 50% of the time). She short haired and doesn't shed much, but you may find an occasional hair, especially on the bean bags downstairs (she loves them, and so will you). By booking you agree to be okay with the occasional dog hair.
