Positive: The area is pretty quiet and isn't directly near to the station. The whole vibe is that of an old Japanese house with some modern takes and an outdoor bath. We hardly used it due to the rain but that's not a knock on the premise. All in all, go there if you want to have a look at a "refurbished" Japanese ryokan style house vibe.
Negative: The check-in time was crazily late. Like 5pm, so you do not want to stay there on the first day unless your timings line up with that (like if you're driving in from outside into Fukuoka town). There were bags left near the door after we checked in that looks to contain rubbish or items that were cleaned up from the previous occupants. We contacted the host about it but didn't get any reply. So I am a little concerned if you have issues and need responses from them that this might be the case in terms of lack of support. The pricing is also pretty high (the highest amongst the locations we stayed). And there's only 1 common toilet, so you need to juggle its utilization if you have a big group.
Summary: Nice place with old style vibes but not worth the cost. Support from the owner/host is suspect.
