Located in the heart of Poncey-Highland, you'll be in Atlanta’s most walkable, vibrant and safe neighborhood. Walk to the bustling Saturday Farmer’s Market and be on the BeltLine via Freedom Park in minutes.
Perfect for family getaways, groups of friends in town for a wedding, or groups traveling for work, six bedrooms is plenty of room for everyone!
This expansive Intown Atlanta home was built in 1925 and is three stories with bedrooms and bathrooms on each floor. The home sleeps 12 in real beds across the 6 bedrooms. An abundance of windows keeps the home bright and inviting! There are two fireplaces that are charming but decorative.
Main Floor: The front door opens into a large living/kitchen/dining area which will become the main hang-out area for your group to visit and relax. The living room has a sectional sofa and TV with Roku and all channels via YouTubeTV. The kitchen features a huge island, large dining table and restaurant-grade appliances! Tons of cooking gear and a nice array of spices & oil is supplied. A coffee maker, filters, coffee, tea and other beverage goodies are provided. There are enough plates, glasses, bowls, and silverware to seat 12. The Wolf stove has 6 burners and there are 2 ovens. For pancake lovers, we offer an electric skillet. There are three bedrooms and two bathrooms on the main floor. Each bedroom on the main floor has one bed (a Tuft & Needle brand King, a Kingsdown Queen, and a Kingsdown Queen). Two of the Floor 1 rooms remain somewhat dark in the mornings, while the King bedroom on this floor lets in natural light. There is also a full-size washer dryer in the main floor Laundry Room.
Upstairs: The Master Bedroom and a Children's Bedroom are on this top floor and share one bathroom. The Master bedroom with King Tuft & Needle bed has the massive en-suite bath, built-in bookcases, a Juliette balcony, and a view of a lush tree canopy overlooking the backyard. The Master has doors that go to the Juliette balcony but there are curtains for privacy. There is a new Roku-enabled TV in the Master Bedroom. The Master Bathroom is truly spectacular: There is a dual-head shower for two and a large bathtub. Just outside the Master is a children's bedroom with 2 twin beds, a twin roll away, a twin floor mattress, and a pack and play. Skylights in both rooms provide natural light and gentle moonlight. Adults are welcome to sleep in the Children's room. It is a very neutral decor.
Basement: The basement features an in-law suite and quiet escape for sleeping and reading. It's a studio apartment set-up with Kingsdown Queen Bed, living room, kitchenette, fridge and private bathroom. The basement suite connects to the main house via an internal staircase and also has its own entrance to the backyard. The basement is perfect for the guest who needs to relax as it doesn't have wifi or television. It does have cell service, so you won't be completely cut off from civilization!
Bed Summary
3 Tuft & Needle brand Kings, 2 Kingsdown brand Queens, 2 Twins, 1 Twin cot, and 1 pack and play. Each real bed is in its own room. The cot and pack and play are easily moved around so that your little ones can sleep with you in your room. We also offer a twin cot with a mattress and sheets by request. The bedroom doors close tightly but they do not lock due to the antique nature of the doorknobs. The twin cot is only by request 5 days before check-in.
Bathroom Summary
The three King bedrooms have en-suite bathrooms. Two of the Queen bedrooms and the Twin bedroom share hallway bathrooms. The basement studio apartment has its own bathroom with a shower. There are two bathtubs, one in the Upstairs Master and one on the main floor.
Outdoor Space: You will have your own private, fenced-in backyard with a large, two-level deck. There is patio furniture and you may even enjoy having a meal outside since the weather in Atlanta is pretty nice most of the year. Feel free to bring a croquet set or a ball to throw around. We offer a propane BBQ grill and grilling tools.
Parking: There is a driveway with two parking spots that you may use at all times. Additional cars will have no trouble finding free street parking in the evenings. Workday street parking between 9 a.m. and 5 p.m. can be tight due to the offices in the area, but is generally available and free. There is a paid deck one block north which is also a good option for people who require covered parking.
Occupancy: Capacity is 12 people. We have a twin cot and a thin twin floor mattress for overflow guests. Infants from birth to 1 year of age do not count towards the guest count. Children are considered ages 2 through 12. Adults are considered age 13 and up. Let us know how many adults, children, and infants will be in your group.
Two HD TVs with YouTube TV and Roku are provided. Guests can also log into their own NetFlix or other streaming services via the Roku interface. YouTube TV has all the major channels including ESPN, local TV and cable news networks.

The guest will have access to the entire home including the laundry room, free street parking, and the backyard! It is a large property so feel free to explore!
This home is intended to be used for overnight stays and not for events. If you would like to have other people over during your stay, fees will apply and a separate event contract will be signed.
Daytime event fees: Parties that will finish up by 6 p.m. and have a maximum of 35 people. We can host this type of daytime event for a $400 event fee. That fee will include a home inspection both before and after the event, pick-up of bagged trash, and an on-call event assistant. With this add-on to your stay you could host a bridal shower, baby shower, children's birthday party, or graduation party, as examples. This is booked in addition to an overnight stay.
Evening event fees: Parties that will start after 6 p.m. and have a maximum of 50 people will be a $800 event fee. That fee will include a home inspection both before and after the event, pick-up of bagged trash, and an on-site event assistant. With this add-on to your stay you could host a retirement party, birthday party, product launch party, or graduation party, as examples. This is booked in addition to an overnight stay.
(A party is considered having people spend the night that are not on the reservation, or having more than two guests over for a visit that are not on the reservation. If I can walk in the house and notice that there are more people there than are supposed to is a party.)

It is very important that you have a complete profile with photo, that you tell me the purpose of your trip and who is coming, and that you send the secret phrase. I can be best prepared for hosting you if you include the ages of any children in your group.

• I will give you a lockbox code so that you can access the home when you arrive at or after check-in time.

• Check-in is at 4 p.m. ET or later. Early check-ins between noon and 4 p.m. can be reserved, as available in advance, for $50. Super early check-ins between 9 a.m. and noon will be $100.
• Check-out is at 11 a.m. ET. A late check-out can be arranged at least two weeks in advance and will be a $100 charge to check-out at 2 p.m. and are subject to availability.
• Street parking is available to guests 24/7. It is free and available. It can be hard to find a parking spot between 9 a.m. and 5 p.m.
• You will need to carry your luggage up the path to the home and up a few steps, shown in the photo of the front of the house. Those staying in the Master Suite or Children's Room will need to carry their luggage up a second staircase.
• Congratulations! You found it! Incorporate the words "Sweet Auburn BBQ" into your booking request or inquiry to show your host that you read the listing. Studies show that if you know what to expect you will have a better experience! This happens to be the name of a very popular BBQ restaurant that you can walk to.

• Poncey Highlands has it all! You can walk to many bars & restaurants, like Majestic Diner, San Francisco Coffee, Hand in Hand, and Atkins Park. Walk 20 minutes to Ponce City Market for endless entertainment and shopping. Take an 11 minute Uber ride to Georgia Tech's campus or a 13 minute Uber ride to the new Mercedes-Benz stadium in Downtown Atlanta.
• The closest grocery store is only a 5 minute walk. The Saturday morning Freedom Farmer's Market is only a 10 minute walk.
