Positive: A stone's throw from the sea, with a morning view to the marina. Helpful staff, designated parking (paid, but otherwise it would be troublesome in the area), and walking distance to everything recommended in town.
Negative: The furniture and bathroom are motel-style and a bit run down, but we were mostly looking the other way at the sea. If the owners want to add value, bathroom renovation would be in order. Interestingly, outside of the room the building was in a great condition, including the lift and breakfast area.
