IMPORTANT NOTE FOR 1 WEEK STAY OR LONGER:
Toilet paper, garbage bags and basic toiletries will be provided for the guests at the beginning of the stay. It will then be the guest's responsibility to provide for these for the remainder of their stay.
The guest will have access to the entire unit. Please, make yourself at home.
Please note that access to mailbox or mailbox key will not be available for bookings that are shorter than 3 months.

There are plenty of eateries in this lively neighbourhood, including Fresh, Sunset Grill and Chef of India. The neighbourhood is also home to cafes that serve up a great cup, including Mimi’s Caffe and Upstairs Video. Running low on groceries? Just head over to Metro, Edible Arrangements and Pascale Gourmet.
If you need a little entertainment, SilverCity Yonge Eglinton, Cineplex and Phase 4 Films will fit the bill. Residents are just a short walk from great parks like June Rowlands Park and Lytton Park. For nearby schools, King George Collegiate Institute and Aceit Secondary School are just a short stroll away.
For those residents of 25 Broadway Ave without a car, you can get around rather easily. The closest transit stop is a BusStop (YONGE ST AT BROADWAY AVE) and is a short distance away, but there is also a Subway stop, EGLINTON STATION - NORTHBOUND PLATFORM, a 3-minute walk connecting you to the TTC. It also has (Bus) route 320 Yonge Night Bus, and (Bus) route 97 Yonge nearby. If you need to get on the highway often from 25 Broadway Ave, Allen Rd and Lawrence Ave W has both on and off ramps and is within a few minutes drive.
➤The property does have both heating and A/C but we don't guarantee that you can reach a comfortable setting if you're preferred temperature is outside of the range of about 17 - 25 degrees Celsius. Additionally, given the nature of short term rentals, with people being in and out constantly, we can't guarantee 100% uptime as unfortunately some guests will occasionally push the systems beyond their capacity requiringrepairs.
➤Unfortunately, we can’t offer a bag drop-off. For those arriving early or having a late flight, you can use bagbnb site to find options to drop off your bag for a fee.

1. There is no front desk service at the property and guests do not have access to building concierge unless explicitly allowed. Please contact us via Airbnb messenger for any questions.
2. Smoking of any kind is strictly prohibited in the property, including the balcony. ($400 fine for smoke odour removal)
3. Please be cautious of noise, especially after 10pm. Noise complaints are not tolerated and may result in full deposit charges. You may be asked to leave with no refund.
4. No additional guests are allowed in the home past the indicated number on your booking confirmation. This rule is to prevent large gatherings & parties and be fair to guests who do pay the extra fees. Third party bookings are not allowed.
5. The property must be maintained in good condition with no excessive mess. Extra cleaning costs may apply if necessary so we can effectively prepare for next guests.
6. Please note check-out time is by 11am and keys must be placed as instructed. We can often accommodate late check-outs if we know in advance, but last minute changes may result in $25 charge per each additional half hour stayed.
7. All bookings require the ID of the individual booking and the disclosure of the full names of all guests.
8. Lost keys/fob is a $300 fee to reimburse time, parts, labour, and administration involved.
