IMPORTANT: This is NOT a party house. Partiers will not be welcome. We invite all folks traveling for work, to get away, or with family and small children as neighbors expect quite. Please do not book if you are going to hold loud parties. Friends for dinner is fine, glasses of wine, no problem. No loud music, outdoor parties, or weddings, etc.
The main sitting area offers a 50” Flat screen TV with Netflix, cable tv, a high definition sound bar perfect for watching movies together on the luxury red leather sectional, and plenty of board games for a fun family game night.
There’s a spacious backyard with plenty of shade to keep you nice and cool during the Texas heat, and a fire pit area you can light up a fire and keep nice and toasty in our 3 weeks of winter.
This house features a fully-equipped kitchen that has everything you need to cook a delicious meal, salt & pepper, Oil, non-stick pans, and a gas stove. There’s a Keurig and K-Cups along with tea in the kitchen to the right of the knives for you to enjoy a cup of your favorite morning beverage. The kitchen table can accommodate 8 with the extra chairs found in the home.
The master bedroom has a comfortable Queen size bed with additional seating area for your office work and includes an additional air mattress for extra guests. On a cool evening open up the master bedroom French doors to enjoy a nice breeze and walk right out onto the patio.
The guest bedroom is located on the opposite side of the house with a full bathroom/ bath shower combo with a queen size bed and closet for storage. Additionally, there is Netflix in both the master and guest bedroom.
The living room has an additional futon that folds out into a spare sleeper for kids or a smaller guest.
After a fun filled day of experiencing the fast paced lifestyle Austin has to offer, settle into a relaxing evening grill side and enjoy an evening in bliss on the back porch with seating for 4 + 2 lounge chairs. If you choose to do your own Texas grilling... Head over to HEB five minutes away and pick you up some good steaks. The grill is located on the side yard closest to the kitchen.
One convenient part of this area is you have easy access to all highways. Toll road nearby (off to the races), 183 connects to i-35 and Mopac (Downtown enjoyment). Austin is a great place to come and I know you will enjoy staying at our house.

About the Neighborhood:
This is a safe quiet neighborhood located minutes from major highways 183 and Parmer lane (which leads to Mopac). If you need to stay near work but want to be close to some nightlife including restaurants and bars, then this is your perfect destination because it’s only minutes from the domain and still safe enough and tucked away from all the craziness of downtown Austin.
HOUSE RULES
1. Locals must communicate before bookings
2. Smoking is NOT allowed on the property, indoors or outdoors. This carry's a $500 per incident fine.
3. People other than those in the Guest party set forth in the reservation may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to in the reservation.
4. Guests should not create excessive noise at any level that disturbs neighbors.
5. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
6. Keep the property and all furnishings in good order; Guest will be responsible for damage to property and all furnishings and for damaged or missing items.
7. Only use appliances for their intended uses
8. Pets are NOT allowed unless approved by host.
9. Housekeeping: weekly housekeeping is available upon request for stays longer than 1 week, otherwise it is not provided. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. If guests wish to receive daily house cleaning this service can be purchased for an additional fee upon request. We do not permit any other towels or linens to be taken from the unit.
10. Garbage: Any garbage must be stowed in the proper garbage receptacle, located on the of the house. There is one garbage can and one recycling can. Please fill one can up completely before using the other. One garbage can will be collected at the house on Tuesdays. If guest does not want to be disturbed, they may take the garbage can to the roadside Monday night and return it to the house after pick up on Tuesday.
11. NO LIABILITY/INDEMNIFICATION/HOLD HARMLESS: The owners of the property do not assume liability for the loss, theft, damage or injury (or death) to persons or their personal property. Guests agree to indemnify and hold the owners harmless for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guests’ use and occupancy of the rental property, including but not limited to claims for personal injury or property damage/loss.
12. Fees: $500 per day smoking fee; $75 per hour late checkout fee; If any of the actions leads to having to refund or discount a next guest committing party is responsible to pay the cost incurred. Any guest who chooses to run the AC and leave windows and doors open for greater than 10 minutes at a time without owner or manager consent is subject to a $50 per day fine. $10 per pet, per stay fee will be assessed, minimum of $100.
13. This is a self-checking property. You certify that you are willing and able to follow the instructions provided by host through either the house manual or the check in guide. You can find your check in guide or house manual here or here. You also agree that you will not contact your host before reading your house manual”
14. You agree we have the right to request a copy of valid photo ID for all members of your party over the age of 18 prior to allowing you to enter the property. Should you not be able to provide a valid government issued ID for all guests over the age of 18 we will not be permitted to allow you to enter and have the right to cancel your reservation. In the event of a cancelation, we will award you a refund in accordance to our strictness settings on our cancelation policy.
15. You agree that you are booking in good will with your host and that you will not attempt to damage your host’s business because you are unhappy with a ruling by booking site or the host in the event that you experience anything dissatisfying in regard to your stay, or if you lose a resolution. You are now waiving your right to a trial if we choose to sue you, and if this does go to trial you agree to pay all court costs of both parties.
