KITCHEN
Fully stocked with all of the kitchen necessities you need to prepare a great meal at home, depending on the time of your stay you can make the 14-mile drive to Oakland to visit the farmer’s market to cook local food. If dinning out, our Welcome Book helps you find many of the restaurants in the area. We provide one (1) roll of paper towels per stay.
LIVING ROOM
Enjoy a night on the sofa or futon watching your favorite shows (will need to login to Netflix so please remember your passwords) or mirror you phone to any of our TVs. The room has a perfect leather mechanical reclining sofa and full futon by the gas burning fireplace as well as outside views of the mountains.
GAME ROOM
Head into our cozy game room to enjoy our three-in-one table: dinning room table, ping pong, or pool table (7 foot) while enjoying the game on our two 42-inch FireTVs. Enjoy a drink while recovering from spending the day on the lake/on the slopes, at one of the many parks and trails in the area, or from the many activity centers or arcades in the area.
MASTER BEDROOM
The master bedroom is outfitted with a king bed, two bed side tables, two touch lamps (with USB charging ports), a desk and chair, a dresser, and a 38-inch smart FireTV.
MASTER BATHROOM
The master bathroom as a handicap accessible shower and a separate tub (not handicap accessible). We include a travel size toothpaste, shampoo/conditioner, body wash, and body lotion. We also include 1 new roll of toilet paper per bathroom.
SECOND BEDROOM
The second bedroom (access from the living room) is outfitted with queen bed with adjustable frame, two bed side tables, two touch lamps (with USB charging ports), a desk and chair, a dresser, a reclining chair, and a 38-inch smart FireTV.
SHARED FULL BATHROOM
The shared full bathroom (two doors one to the second bedroom and one entrance by the walkway between the Kitchen and Game Room) includes a shower and child toilet seat for those traveling with little ones. We include a travel size toothpaste, shampoo/conditioner, body wash, and body lotion. We also include 1 new roll of toilet paper per bathroom.
THIRD BEDROOM
The third bedroom (access from the Game Room) includes two twin XL beds, which can be converted into a king with the conversion set in the closet (please look at the welcome book for our video on how to convert the bed), two bedside tables, two touch lamps (with USB charging ports), a dresser, and a 38-inch smart FireTV.
HALF BATHROOM
The half bathroom is conveniently accessible from the dinning room.
DINING ROOM
Enjoy your home cooked or grilled meals at our extendable dinning room table which could seat up to 10 people.
OUTDOOR SPACE
The outside space allows you to breathe in the crisp Deep Creek Lake on the private patio with a 4-seat table. Take a soak in the cozy 2-person hot tub, enjoy a fresh grilled meal on the propane grill (inground charcoal grill coming Spring 2022), or relax and unwind around the fire pit (updated fire pit and seating area coming Spring/Summer 2022).

CAMERAS AND NOISE SENSORS
The house is part of a small subdivision that consists mostly of retired Marylanders who enjoy the country, nature, and Deep Creek Lake. For us to continue to offer this amazing home, please respect the neighbors and noise levels. To comply with the required noise ordinance, we have installed two outdoor cameras, a door bell camera, and two noise sensors in the house. Absolutely No Noise after 9pm until 9am. Violating noise ordnance or disabling the WIFI, cameras, noise sensors, or smoke alarms will result in forfeiting of the stay and potential legal ramifications, so please respect the quiet neighborhood and the neighbors.

o Sunset ridge is a quiet subdivision of mostly retired Marylanders who enjoy the country, nature, and Deep Creek Lake. Please note that noise is sensitive to the other houses, please keep it to a minimum.
• No pets allowed
• This is a non-smoking house (we often have children & infants stay here)
o A $150 fee will be charged for any cigarette butts and or smell left behind, (we will use your deposit for this) please smoke 20 ft away from the home and throw butts in the big trash cans outside after they have been put out.
• Absolutely no noise after 9pm until 9am
o We deploy outside cameras, a door bell camera, and inside noise sensors to ensure that the noise ordinance and capacity requirements are followed
• Amenities – We try our best to have all amenities available for use, however we cannot guarantee that they will always be available.
• Paper supplies– we will provide 1 toilet paper roll per bathroom and 1 paper towel roll to start but you are responsible for additional toilet paper and paper towels. (Grocery info below), make sure to visit the stores listed below to supply yourselves for the duration of your stay

• Air Conditioning, Fans – The house has Windows unit for the AC for the summer months which can be adjusted to your liking, fans are also available in the bedroom closets.
• Heaters – The house uses electric base heaters, which are control through Wifi thermostats. During the cooler months, it will be set to 69 degrees for your arrival and you will be able to update them to your comfort.
• Do not move any TVs from the mounts or Wifi cables
• Cleaning supplies are located under the kitchen sink cabinets
• Laundry– there is a washer & dryer located between the Entrance and Game Room. We have complimentary detergent & fabric softener. It’s a high-efficiency washer & dryer and only requires a little detergent & fabric softener. When using them do not leave them unattended during the cycle or after finishing. Always remove lint from top lint trap after finishing a load and check before starting another.
• Parking – There are 3 spaces to the left of the driveway – this way all vehicles will be able to exit without having to shuffle cars. Please remember that the speed limit on Mosser is 40 MPH, so cars may be going quickly. Do not park on the street. Do not park on the grass.
• Driveway – Is not paved, during bad weather conditions (snow or rain) be careful and take it slow, plowing on gravel is not perfect and cars may slide easily.
• Snow Removal – We have contracted with a local company for driveway snow removal when there is threat of snow. The snow will be removed by this company within 24 hours, we always attempt to get same-day service, conditions pending. Please note that we are unable to control when Mosser Road will be plowed.
• Trash – We have contracted with a local company for weekly trash pickup service. The trash bins are outside near the street to the left of the driveway in the bear-proof enclosure. Do not move the trash cans out of the bear-proof enclosure.
• Recycling – There is no recycling pick up service, if you desire to recycle, please refer to Garrett County Government Solid Waste, 1367 Bumble Bee Rd, McHenry, MD 21541 located 1.3 miles away
o Recycling boxes and bottles is free to drop off during open hours. Trash will cost money to throw away at the Refuse Center so please use our weekly trash service listed above.
• Lawn Service – We have contracted with a local company for lawn care service. They may arrive while you are vacationing. With the 1.10-acre lot it typically takes about an hour for them to finish.
• Fire Extinguisher (multi-purpose) is mounted in plain view on the wall in the kitchen in case of fires. Please leave the extinguisher in its holder for easy use during an emergency.
• First Aid Kit – Is located in the panty by the kitchen, you will need to open the panty door.
CHECK OUT PROCEDURE:
Important! To avoid an additional cleaning fee, please follow the check-out procedure list below.
• Check-out time is 10am sharp, cleaning staff will arrive at 10am to clean for same day guests checking in
• Fees will be charged for unapproved late check-outs as it affects the schedule of the entire day. Late check-out requests are kindly declined as we have guests checking in immediately after it is clean & our staff is on a tight schedule
• Throw away all opened food from refrigerator
• Remove all trash and place in the big trash cans located in the bear-proof enclosure located on the left of the driveway by the street. Leave the trash containers in the bear-proof enclosure.
• Wash your dishes & kitchen ware & put them away as they were
• Start the dishwasher before leaving.
• Clean after yourselves, we will take care of detailed cleaning
• Please only leave unopened items in refrigerator
• Put furniture back to how it was if you moved them
• Turn off lights, fans, Window AC’s
• Unplug all appliances (except refrigerator)
• Turn off all faucets & let us know of any running toilets or leaks
• Lock & close the main entrance door and sliding glass door
• Gently close and lock all windows
• Double check for all your belongings
• Remote controls should be returned to their Velcro holder to the matching TV
• If you used the grill, please make sure it is off and is clean
• If you used the dryer, leave lint trap clean
