IMPORTANT REMINDERS
-Smoking of any kind is strictly prohibited. Violations will result in the loss of your damage deposit.
-If traveling with pets, please be sure to click "traveling with pets" when booking. Failure to do will result in an addition $100.00 fee.
-No pets in courtyard (strictly enforced). Violations will result to a $500 HOA penalty shouldered by the guest.
-Guests departing after checkout time without advance approval from the host will be charged a late departure fee of $300.
-Long stays (14+ nights): An additional housekeeping fee will apply every 1–14 days.
-Holiday departures: $50 additional cleaning fee applies for stays ending on New Year’s Day, July 4, Thanksgiving, Christmas Eve, or Christmas Day.
-Accurate guest count required: Additional fees apply for undeclared guests.
-Guests who misrepresent the size of their party at booking will be charged for additional guests at $50 per extra guest per night for the duration of the stay without regard for how long the additional guests are present.
-BBQ propane: Guests may swap or refill the tank if it runs out, just send us the receipt for quick reimbursement.
-Tampering with Cameras: Our security cameras help us ensure a safe and respectful stay for everyone. Covering, disabling, or blocking them is not allowed and may result in immediate termination of your reservation.
RESERVATION REMINDERS
Damage Deposit Policy: A $500 security deposit hold will be placed on the guest’s credit card 1 day before check-in. This is a pre-authorization only, not a charge, funds are only collected if damages, policy violations (e.g smoking, hoa violation, unauthorized pets), or missing items are reported. The hold will automatically expire 7 days after it is placed, provided no issues are found.
All guests are also required to sign a short rental agreement before receiving check-in instructions. This will be emailed after booking.

4. Misrepresentation of guest count will result in charges: $50/night per unregistered guest for the entire stay. Anyone present at check-in is considered present for the entire stay.

1. Only pre-authorized dogs are permitted with a $200 fee per stay, due prior to arrival. A reservation modification will be sent for approval.
2. Maximum: 2 dogs per stay.
3. Dogs must be:
a. Non-shedding OR furniture must be protected with a towel/covering.
b. Fully house-trained and taken outdoors for bathroom needs.
c. Supervised and quiet (no excessive barking).
4. Waste must be picked up immediately and disposed of in a tied trash bag.
5. No dogs allowed on patios or in the courtyard at any time. This is an HOA rule. Each violation incurs a $500 fine, charged to the guest, even if reported after departure.
