You will have access to the entire downstairs unit via your own personal private entryway. Relax in the master suite w/ bathroom & shower.
NOTE: Smart locks w/ unique code will allow you to access the private rear suite w/ bathroom and amenity spaces, which is separated by an upstairs locked privacy door.

Having a car is best in the area. Uber/Lyft are also easy and fast to book for this location.
Please park on the left side of the driveway in the turnaround area (2 cars max). Garage port parking is dedicated to the main house / upstairs unit (which is a separate unit for us, the homeowners).
REMINDER: the carport parking spaces are reserved for the upstairs unit. DO NOT block the garage port entry / driveway exit as this will incur additional fees, and if not managed properly, could result in non-refundable cancelation of your booking.
If you need more than 2 private parking spaces, then you will have to book the entire home (4 bedroom, 3 bath). Please ping us in the AirBnB chat to see if additional parking is available during your stay (but no guarantees).

HOUSE RULES & OTHER THINGS TO NOTE
- NO PARTIES/EVENTS: Parties are strictly prohibited. Any unauthorized parties/events will result in a minimum fine of $1000, immediate eviction and non-refundable cancellation of your stay, plus any damages and additional cleaning fees.
- SMOKING POLICY: Interior smoking is strictly prohibited. Exterior smoking anywhere near the house is strictly prohibited (e.g carport, front porch, patio near sunroom, anywhere near the pine straw, etc.). If guest must smoke, then it must be done away from the house and is restricted to the front driveway near the turnaround.
Absolutely NO smoking in the backyard premises. Evidence of interior, carport, porch or backyard smoking will incur a fine of $1000 and a non-refundable cancellation of your stay.
-OPEN FLAMES: No fires or open flames are permitted on the premises (with the exception of the installed kitchen stove). Open flame means any activity or device producing a flame, including candles, tiki torches, oil lanterns, butane or other gas burners, incense, campfires, bonfires, fire pits, and grills.
-PET POLICY: While we love your furry friends, to keep the space allergen-free we have a strict NO pet policy.
- ADDITIONAL IDENTITY VERIFICATION: Due to short-term rental regulations in Atlanta, additional identity verification is required. This ensures the consistency of guest profiles and prevents stolen identities.
Guests without current positive reviews will be required to provide a copy of the front and back of their valid Drivers License or valid passport/visa and may be subject to a background check. Failure to provide your valid ID through app messenger or inbox within 48hrs of your reservation will result in a non-refundable cancellation.
- EARLY CHECK IN: Check in is at 4 PM local time. An early check-in request must be submitted before 4 PM local time the day before check-in. See early check-in times and fees below (for day of check-in):
- 12:00 PM = $180
- 1:00 PM = $125
- 2:00 PM= $75
- 3:00 PM or later = $50
Failure to secure an early check-in in advance will incur a $200 Non-planned Early Check-in Fee.
- LATE CHECK OUT: Check out is at 10AM. A late checkout request must be submitted by 4pm local time the day before checkout. See late check-out times and fees below:
- 11:00 AM = $75
- 12:00 PM = $125
- 1:00 PM = $180
- 2:00 PM or later = 1 night's rent + $100 penalty fee
Failure to secure a late check-out in advance will incur a $217 Cleaning Call Out Fee in addition to the applicable fees.
- NO UNAUTHORIZED GUESTS: Only registered guests are allowed on the premises. Management must be informed of every individual staying in the property to prepare properly. Unauthorized visitors will incur an extra guest fee of $125 per visitor per day and may result in a non-refundable cancellation of your stay. Exterior security cameras are present to help monitor compliance with this policy.
- QUIET HOURS: Quiet hours are between 10pm-8am. Guests must be respectful of neighbors. Failure to comply may result in a fine of 1/2 one night's rent and/or a non-refundable cancellation of your stay
- LIABILITY AND INSURANCE: Guests are liable for any damages to the premises or its contents. In the event that any items or decorations are missing, broken, damaged, or stained the cost will be passed through to you as the guest. It is the guest's responsibility to insure their personal belongings and those of their guests. Manager and its staff are not responsible for guests' contents, lost items, or forgotten packages.
- CLEANING AND FURNITURE: Excessive cleaning required will be billed at $125/hr. Any furniture restoration to the original furniture will incur a fee of $25 per piece.
-SHOES OFF: We ask that you utilize the shoe rack to give your shoes time to relax while you enjoy the suite.
